Completed in 2020, Vineyard View is a brand-new, energy efficient, apartment community featuring 50 multifamily apartment homes in the Town of Greenport. These spacious one, two and three bedroom affordable apartments offer the convenience of location and desirable features & amenities. In addition to their new home, residents enjoy the communities amenities including the Clubhouse featuring Great Room, Fitness Center, Smart Card Laundry Center and Playground.
Applicant interviews are scheduled as apartment homes become available utilizing the waitlist and by following the Affirmative Fair Housing Marketing Plan and the Resident Selection Plan approved for Vineyard View.

VINEYARD VIEW APPLICATION PROCESS

All applicants are processed for program eligibility, potential occupancy and affordable housing income for Vineyard View apartments.
In accordance with the Affirmative Fair Housing Marketing Plan and the Resident Selection Plan approved by New York State Homes and Community Renewal (NYSHCR), applicants with mobility, visual, or hearing impairment who would benefit from the features of an available accessible apartment are given preference for processing for potential occupancy of the accessible apartment homes at Vineyard View as they become available.
Applicants who submit applications to Vineyard View that are also currently on the North Folk Housing Alliance (NFHA) housing waitlist are given preference for processing for apartment homes at our community. Such applicants must independently submit an application directly to Vineyard View in order to qualify for this preference. Applicants who meet the requirements for this preference will be processed for occupancy on a priority basis in the order of their place on the waitlist.
Additional Application Requirements:
- Vineyard View applicants must qualify according to established income restrictions. There are 25 apartments in which the total household income must be at or below 50% Area Median Income (AMI) and 25 apartments in which the total household income must be at or below 60% of the Area Medium Income (AMI). Total household income corresponds with the number of persons within your household.
- A security deposit of one month’s rent will be required prior to approval for move in.
Income Guidelines and Monthly Rent:
Water, sewer, trash, emergency maintenance, lawn care and snow removal are included in the monthly rent. Residents are responsible for electricity.
The following occupancy guidelines apply:
- 1 Bedroom 1 Person 2 Persons
- 2 Bedrooms 2 Persons 4 Persons
- 3 Bedrooms 3 Persons 6 Persons
Pets are permitted. Quantity, type, breed, and weight restrictions apply. Pet rules, including breed and weight restrictions, do not apply to properly documented assistance animals.
