Affordable Apartment Development for Seniors Breaks Ground in Philadelphia

Mt. Airy Baptist Church, Conifer Realty, LLC and BCM Affordable Housing hosted a groundbreaking event this morning for their joint venture, Golden Age Living Accommodations (GALA), the new community will be located on Limekiln Pike and Haines Street in Philadelphia, PA.  

GALA is an affordable housing community consisting of 50 apartment homes, with 46, one-bedrooms and four, two-bedrooms within a four-story building. All the units will be for households 62 years of age and older and will be handicap accessible. The community has an expected completion of Spring 2020.

To make this project possible, funding was provided by Low Income Housing Tax Credits and PHARE Funds from Pennsylvania Housing Finance Agency (PHFA); HOME Funds from Philadelphia Redevelopment Authority (PRA); Wells Fargo, Equity Investor and Construction Lender; Community Lenders, Permanent Mortgage; and Energy Star Rebate Reinvestment.

Each apartment home will include a full kitchen, living and dining area, full bath, generous bedrooms, and ample closet space. Each will feature energy star rated appliances, electric oven with range hood and plenty of cabinet space. The community will be extremely energy efficient and will exceed the requirements of Energy Star Version 3 as well as being compliant with Enterprise Green Standard.  Residents will enjoy amenities including a laundry center, fitness room, community room with a kitchen, an arts and crafts room, and a medical suite office.  Various onsite social services will be provided by Center in the Park, as well as health/wellness services by Chestnut Hill Hospital.

Congressman Dwight Evans, D-PA, said, “As a longtime supporter of this project, I’m glad that a portion of federal housing funding the state receives will go to this joint venture that will provide 50 much-needed affordable apartments for local seniors. This is a big boost for West Oak Lane and Northwest Philadelphia and an important part of rebuilding our communities block by block.”

“I’m thrilled that residents in their golden years who are looking to transition to a senior residential facility will soon have a quality, affordable option in West Oak Lane. I want to thank Pastor Willie Brown and the leadership of Mt. Airy Baptist Church for their vision, and I look forward to seeing the grand opening,” said Councilwoman Cherelle Parker, 9th District.
